Curated Living Solutions plans to invest Rs 1,500 crore in developing and operating co-living, student housing and industrial housing facilities across the country, said its CEO Jai Kishan Challa.
The Bengaluru-based company aims to expand to 10,000 beds by March, from about 7,000 beds at present, and to 30,000 beds in three years.
“Largely, we will go for an asset-heavy model, where we will acquire land, construct and operate the facility. About 30% of our portfolio will be student housing, 40% industrial housing and the remaining 30% will be co-living,” said
Challa. Curated Living Solutions is part of the Divya Sree group company, a Bengaluru based developer which has developed 30 million sq ft of office space in Hyderabad, Bengaluru and Chennai. “Under the student housing vertical, we want to offer a campus living experience but off the campus. Our vision is to create the right balance
between discipline and freedom. Eighty per cent of the outstation students end up living outside campus and end up missing the experience,” said Challa. The company’s student housing brand, Ivy League House, will operate
facilities close to large universities. It recently opened its first off-campus property of 706 beds in Tathawade, Pune. The company is currently present in Bengaluru and Pune, and plans to expand
Ivy League House brand on-campus and out-of-campus student housing facilities in National Capital Region (NCR), Mumbai, Kolkata, Ahmedabad, Chennai and Hyderabad this academic year. “Our intention is to build everything on our own. For this, we are creating an
alternative housing platform of $200 million (Rs 1,500 crore), where we will put some money, and we are also in talks with large funds for investment,” said Challa. The funds will be used for land acquisition, construction and operation of the
facilities.
“For student housing and industrial housing, our focus is on cities that are educational and manufacturing hubs,” said Challa. Manufacturing companies are now looking for in-campus accommodation to
avoid any disruption in case of a lockdown.
“We are in the advanced stage of signing MOUs (memorandums of understanding) with a couple of industrial hubs. We should sign at least 5,000 beds by March 2022. This will be under the PPP (public-private partnership)
model,” said Challa.
